Ongoing lawn maintenance generally begins once a property has undergone initial services. Cut schedules can be established as weekly, bi-weekly or monthly depending on seasonal needs. Typical maintenance services include: mowing front, sides, and back yard, edging walkways, weed eating, trimming shrubs, weeding flower beds, and removing all clippings.

If a property is found vacant, we will secure the property to include: changing locks on exterior doors, installing lock box (coded per client requirements), boarding windows or doors as needed, securing entrance gates to property, posting emergency contact notice, securing pool if applicable, and providing photos of completed work.

Removal of all debris from the interior and exterior of the property, hazardous material, any outside items that detract from curb appeal (Christmas lights, dog houses, etc.), and vehicles are towed.

To ensure a property is safe and secure, we will remove all broken glass from damaged windows. Windows will then be boarded according to HUD specifications.

Winterization

Pool Maintenance

We will schedule winterizations per client guidelines. Winterizing may include, but is not limited to: draining hot water tanks, commodes, and all water lines; use of an air compressor to flush water lines and pressure-test system for possible leaks; adding Propylene Glycol (antifeeze) to all commodes, sinks, drains and traps; we utilize zip-tie lines to close and secure the water main in the closed position; notices will be clearly posted containing the date of the winterization and contact information.

Routine monthly refresh sales cleans to maintain the property in a "show ready", clean, presentable and safe environment. Our refresh sales cleans include: cleaning cabinets, pantry, counter tops, sinks, faucets, tubs, showers, toilets, ceiling fans, mirrors, light fixtures, HVAC vents, and baseboards, vacuum carpets, wet mop vinyl and ceramic floors, clean ceramic walls and place new air fresheners on sinktops.

Pool maintenance is available per clients' request. Pool services range from start-up (drain, acid wash, refill, chemical balance) to equipment repair and replacement if necessary.

Our standard pool maintenance includes testing pool water and adding chemicals accordingly, clean skimmer basket, pump basket and netting as well as brushing, vacuuming and backwashing. All performed regularly by experienced contractors.
